Project Overview
Slate roof restoration and repointing on a large luxury estate in Saddle River, Bergen County, NJ. The sprawling multi-peak slate roof had cracked slates, failed lead flashings, and deteriorated mortar at all ridge and hip joints. Duraproof performed a full inspection, replaced broken slates, re-lead-flashed valleys and penetrations, and repointed all mortar joints.
Analysis
Slate roofs require highly specialized knowledge — improper repairs can cause more damage than the original problem. Our inspector found approximately 40 broken or slipping slates across three roof sections, fully failed lead valley flashings allowing water to run directly onto the deck, and mortar erosion at hips and ridges. The estate had been quoted for full replacement elsewhere; Duraproof determined proper restoration was the right approach.
Process
Day 1–2: Full inspection and marking of repairs. Day 3–4: Broken slate replacement. Day 5: Valley lead flashing replacement. Day 6: Copper step flashing installation. Day 7–8: Mortar repointing at ridges and hips. Day 9: Final walk and quality check.
Outcome
The estate slate roof has been fully restored to watertight condition with new lead flashings, matched replacement slates, and repointed ridge mortar. The homeowner avoided a $150,000+ full replacement and has a properly restored roof expected to last another 50+ years.

Methods & Techniques
Full roof walk to identify all broken, cracked, and slipping slates. Broken slates removed with slate ripper, new matched slates installed with copper nails and slate hooks. Lead valley flashings removed and re-laid with new lead coil. Copper step flashings installed at all wall-roof junctions. Mortar at ridges and hips chipped out and repointed with Type S mortar.
