Project Overview

Full commercial TPO white membrane roofing system installed on a multi-level flat roof in Passaic, NJ. The bright white 60-mil TPO membrane provides energy-efficient reflectivity, dramatically reducing cooling costs. All penetrations, HVAC equipment curbs, and parapet walls were fully flashed and detailed to create a completely watertight system.

Analysis

The existing modified bitumen roof had aged beyond its service life with widespread blistering, open seams, and clogged drains causing ponding water. The multi-level roof with numerous HVAC units required careful planning of membrane layout and flashing sequencing. Energy efficiency was a priority, making white reflective TPO the clear choice.

Process

Day 1–2: Tear-off and deck prep. Day 3–4: Insulation installation. Day 5–7: TPO membrane layout, fastening, and heat-welding. Day 8: Penetration details and HVAC flashings. Day 9: Final walk, flood test, punch list.

Materials Used

Firestone UltraPly TPO 60-mil white membrane, ISO rigid insulation board, mechanically fastened batten strips, stainless steel fasteners and plates, aluminum termination bar, TPO walkway pads, pipe boot flashings, HVAC curb wrap

Methods & Techniques

Existing roof removed down to structural deck. Deck inspected and soft spots repaired. ISO insulation boards installed mechanically. TPO membrane rolled out, mechanically fastened at field, fully adhered at edges and penetrations. All seams heat-welded to minimum 1.5" weld width. HVAC curbs wrapped and flashed. Drains cleaned and fitted with new clamping rings.
